A sump pump only matters when it fails, and that is usually in the rain.

We check the pit, the pump and the discharge line together. A good pump in a bad pit still fails. We tell you what we find, say whether repair or replacement makes sense, and give the price before we start.

Start with the pit

Look inside before judging the pump. Silt, gravel or debris can jam the float and stop it running.

A pit that fills fast after rain tells us how hard the pump works.

We check the float, the pump and the outlet line in order. Often the fix is simpler than a new unit.

Replace or repair

Barrie Fire puts a sump pump's average life at about 10 years, depending on how often it runs.

Past that age, we lean towards replacement. A repair on a tired pump buys a short stretch.

On a younger pump, a stuck float or worn switch is worth fixing.

What Barrie Fire says

Overheating pumps are a fire risk. Barrie Fire says to use pumps with overheating switches and to consider replacing older ones without them.

It also advises plugging the pump into its own circuit and keeping any battery backup charged.

Never tilt the motor. That can cause internal overheating.

Discharge matters

The pump moves water out of the pit, then it has to go somewhere safe. The City of Barrie says sump water must not go into sinks or toilets,.

Where the pipe ends affects your neighbours and your foundation. We check that the outlet carries water away from the house.

Weekend floods

A pump can fail on a Friday night before a wet weekend. A climate table for Barrie lists about 223 cm of snowfall a year, so spring melt tests pumps hard.

Tell us the pit is full and the pump is silent. We are open all hours.

What sets the price

The pump, the pit condition, the outlet pipe and any battery backup all count. You get one price first.

Questions we get asked

When Barrie Fire says to test a pump, what does a good test look like?

Fill the pit with water, in spring and again in fall, before rain. The pump should start, run smoothly and switch itself off. A noisy start, long run or no shut-off means a visit is due.

My pump is about ten years old but runs fine. Should I replace it?

Not automatically. Ten years is an average, and use varies. Check whether it has an overheating switch. If not, Barrie Fire suggests considering a newer pump. Ask us to look at its condition and price both options.

Why does a sump pump tilted in the pit matter?

A tilted motor can overheat from the inside, as the Barrie Fire page warns. It may also jam the float. Pumps shift over time from vibration. We check that it sits upright and level when we service it.

Pit full on Friday night, pump silent, rain on the way. What do I do?

Check that the pump is plugged in and the breaker has not tripped. Do not reach into water with power on. If it still will not run, call us. Move valuables off the basement floor while you wait.

Does ice at the outlet pipe cause problems?

It can. A frozen or blocked outlet leaves water in the pit with nowhere to go. After cold spells, look at the pipe end. We check the discharge route when we service or replace a pump.

Why does Barrie Fire want my pump on its own circuit?

If the motor shorts, a dedicated circuit lets the breaker trip before heat builds. Sharing the circuit with a freezer or other loads makes that less likely. Ask us to check how yours is wired before we replace the pump.

Can I discharge pump water down a basement sink?

No. The City of Barrie lists foundation drainage as something that must not go into sinks or toilets. It overloads the sewer. We route it outdoors, away from the foundation, and tell you where the pipe ends.
